Developer Breaks Ground on $46 Million Medical Center in Columbia, Maryland

The company broke ground Tuesday on the four-story office at 10285 Little Patuxent Parkway in Columbia’s Lakefront District. About a quarter of the building will be leased to the Orthopedic Associates of Central Maryland, which signed a roughly 21,000-square-foot lease with Howard Hughes early this year. The building is set to open in 2024.


The medical center is the first step of a planned $325 million development project in the Lakefront District, which Howard Hughes announced in February. Current plans for that project call for up to 3 million square feet of development, including 1.3 million square feet of office, 281,000 square feet of retail, and 1,284 residential units, according to a Tuesday statement from Howard Hughes.


The Lakefront District developments are part of an even bigger project featuring more than 14 million square feet across three neighborhoods in Columbia. Most recently, Howard Hughes completed Marlow, a 510,000-square-foot apartment complex with 472 units in what the company has dubbed the Merriweather District.


Columbia, which is located between Baltimore and Washington, D.C., was one of the earliest master-planned cities in the United States, founded by John Rouse in the 1960s. Rouse’s vision was for the city to have small villages or neighborhoods that would each have their own central gathering places, housing, schools, and supermarkets. Howard Hughes is an offshoot of The Rouse Co., a shopping mall firm founded by Rouse, and aims to maintain his vision of “inclusivity and connectivity” in developing Columbia's neighborhoods, the statement said.
